All real estate transactions must be conducted through appropriately licensed professionals in compliance with applicable state and federal law.

Platform Nature & Scope

PROXENITI, LLC ("PROXENITI," "we," "our," or "us") operates solely as a technology platform that facilitates connections between property owners ("Sellers") and real estate professionals, including licensed real estate agents and real estate investors ("Subscribers").

PROXENITI does not:

  • Hold or maintain any real estate brokerage license
  • Act as a listing agent, buyer's agent, or dual agent in any capacity
  • Provide real estate legal, tax, or financial advice
  • Guarantee any specific transaction outcome
  • Represent or negotiate on behalf of any party in a real estate transaction

Role of Licensed Agents

Real estate agents who access leads through PROXENITI are independent licensed professionals. Each agent is responsible for:

  • Maintaining an active and valid real estate license in the applicable state(s)
  • Complying with all applicable state real estate commission rules and regulations
  • Operating within the supervision requirements of their licensed brokerage
  • Maintaining appropriate errors and omissions (E&O) insurance coverage
  • Disclosing their role and agency relationship to all parties in any transaction

PROXENITI verifies agent license information as a courtesy and does not guarantee the accuracy, current standing, or disciplinary history of any agent license. Sellers and investors are encouraged to independently verify agent credentials with the relevant state licensing authority.

Role of Real Estate Investors

Real estate investors who access leads through PROXENITI are acting as independent principals in any transaction they pursue. Investors are solely responsible for:

  • Conducting their own due diligence on any property
  • Determining the legal structure and appropriateness of any offer or transaction
  • Engaging qualified legal counsel for contract preparation and review
  • Complying with all applicable federal, state, and local laws governing real estate investment
  • Fair housing and anti-discrimination law compliance

Your use of the PROXENITI platform does not create a brokerage relationship, fiduciary duty, or agency relationship of any kind between you and PROXENITI. PROXENITI is not your agent, broker, representative, or fiduciary.

Any information provided through our platform—including but not limited to property data, deal analysis, AI-generated estimates, or after-repair values (ARV)—is provided for informational purposes only and does not constitute professional real estate, legal, financial, or investment advice.

Data & Privacy

Seller information collected through the PROXENITI platform is shared only with Subscribers (agents and investors) for the purpose of facilitating a potential real estate transaction. Subscribers agree to use seller information solely for legitimate real estate purposes and must comply with all applicable privacy and data protection laws.

PROXENITI prohibits the use of seller data for unsolicited marketing, resale to third parties, or any purpose unrelated to a genuine real estate transaction.
